FIRST HOMES FOR FIRST-TIME BUYERS
Are you a first-time buyer wanting a place to call your own? let the First Homes scheme help you.
The government backed scheme works by allowing you to buy your first home for 30% less than the market value.
To be eligible, you must be able to get a mortgage of at least half the price of the home and not earn more than £80,000 a year.
First Homes is available on selected developments and specific plots. To find out which developments please click the below link.
We will need to check that you are eligible for the scheme.
The home must be your only or main residence.
Purchaser(s) must be:
- be 18 or older
- be first-time buyers
- be able to get a mortgage for at least half the price of the home
- have a joint income of not more than £80,000 a year before tax (£90,000 in London)
You will be required to pay the £250 reservation fee to hold the home you are wanting.
**if the application is not successful you will be given the reservation fee back in full**
The local council will check your application, they’ll tell you whether you’re eligible for the scheme. They’ll also contact:
- the developer or estate agent
- your mortgage adviser, if you have one
- your conveyancer
If the council agrees you’re eligible
The council will issue a certificate that shows you can be a First Homes owner.
From this stage onwards the process will be the same as a normal purchase. Your Sales Executive will talk you through every step and be with you throughout the process.

ASSISTED MOVE
We can help you sell your home swiftly and effectively and help meet the cost in a few simple steps.
A reservation fee is taken to secure your new home for six weeks.
You will be given free mortgage advice from an independent new build specialist.
We will co-ordinate three valuations via our agent and agree the asking price with you.
Your property will then be marketed with three local appointed estate agents.
We will keep in touch with you throughout the six weeks and discuss the next course of action if your property remains unsold.
Once a sale has been agreed, contracts will be sent to your solicitor and the legal and mortgage process can begin. Property professionals will help progress your sale through to exchange.
When your new home is ready and legal completion takes place, we will pay the estate agents fees on your behalf.
THE EARLY BIRD… CATCHES THEIR PERFECT HOME
If you’ve found your perfect home and its not released for sale, our Early Bird Scheme could be just what you need to secure your dream home.
Available on all plots, our Early Bird scheme could be the best way to ensure you get the new home you’ve set your heart on. It might have the special view you want, have a large garden, or maybe you have friends or family moving in next door.
As soon as we release the home for sale, you will be the first to know the price, giving you the opportunity to proceed to full reservation.
Once you’ve chosen your new home, we’ll provide you with an indicative guide price, ask you to provide some details and take a refundable scheme fee of £100.00. You can then relax in the knowledge that we’ll be in touch with you as soon as your home is ready to be released for sale. When our Sales Executive lets you know your new home has been released for sale, we’ll confirm the price. You’ll then have 5 days to let us know you want to go ahead and proceed to full reservation.
If you are happy, we will make an appointment with you to proceed to full reservation. A reservation fee is taken to secure your new home for six weeks. You will be given free mortgage advice from an independent new build specialist and we will advise you on appointing a solicitor. In six weeks we should be able to proceed to exchange of contracts.
If you choose not to proceed, we’ll refund your Early Bird reservation fee within 5 days.
